Ponta Bicuda Update

Due to the incongruous lawsuit filed by an alleged wife of the former owner of Ponta Bicuda, and to the fact that the decision is now being appealed at the Cape Verde Supreme Court, construction in Ponta Bicuda has been irreversibly delayed. As such, Vilas Oceanicas has been forced to revise the completion date, and in an effort to minimize any harmful consequences to clients, a compensation plan has been devised that encompasses everyone who is wholly compliant with their contractual obligations. To implement this compensation plan and ensure the feasibility of the project, our venture partners and property investors must be in agreement with the completion date set forth and the compensation plan, as requested by the financial entity.

We take this opportunity to reiterate that given the circumstances in which the Sales Deed was signed, the good standing relationship with the former owner of the land, and the presence of the proper administrative authorities involved in formalizing the deal, there was no reason to anticipate any such event. In fact, in July 2009, the Court declared that the arguments presented by the plaintiff were unsubstantiated, and confirmed the evident validity of the transaction. As such, Vilas Oceânicas has no reservations about qualifying this legal proceeding and everything surrounding it, as unforeseeable and unavoidable, and further, contradictory to the company’s demonstrated up-standing, diligent and forthright behaviour.

With every reason to believe that the Cape Verde Supreme Court will once again rule in favour of Villas Oceanicas, and thus in favour of Ponta Bicuda and all of those involved with the development, it is now crucial for everyone to formalize their approval of the postponed completion date and compensation program. Not doing so may bring a substantial decline in value to the property, translating into substantial losses for all. Presently, this plan substantiates the only viable way to keep the project going, and lack of complete support could deter every effort made, on the part of Vilas Oceanicas, as well as the substantial amount of clients already on board.

A prompt return to construction, is in effect, the only outcome that will benefit all of us. We strongly urge everyone to formally express their consent so that we can continue to make Ponta Bicuda the most desirable Development in Cape Verde.

Construction Update 14

As reported in our last Construction Update, the first stage of construction at Tiara Tedju, Coladera and Tiara Cor di Mar– ground works and land modulating – is now finished. However, due to the complexity of the next stage, a new construction company will be contracted, and this process is temporarily postponing launch of the second phase of construction at Ponta Bicuda. We will, of course, let you know which company will be attributed with phase II of construction, the new launch date and all updates pertaining to Ponta Bicuda so remember to keep checking back with us right here.

Construction Update 13

We’ve completed the levelling and the platforms for both Tiara Tedju and Coladera! Cor di Mar is still being modulated and should be complete by the first week of January. The next steps are happening on the ocean front, where we have to build protections against the, sometimes sheer strength, of the sea. The tender for the concrete stage for all properties is due at the end of the current month and a decision is expected for December.

Rental Returns and guarantees - Ponta Bicuda

I’ve had a very interesting evening last night with a friend who works for a European hotel powerhouse. We’ve used our time to discuss developments, returns and rental revenues in two different fronts; the hotel and the residential.
The hotel is simple and straightforward: the income depends on the hotel quality, on the capacity to generate revenues from tourism, business and city travel – the glass is most of the times half full with the sales to professional operators (tourist packages, meetings, symposiums and so on), creaming the milk for the other half with direct sales and more expensive channels.
The residential is a different issue: One can’t guarantee a steady income, as there are no professional structure to half fill the glass. It always depends on the local rental market for permanent residents and on the weekly rental for tourists, and the weekly rental depend on factors like cheap flights availability (on the hotel packages this is not an issue because the flight is part of the package and was previously negotiated for a cheap price), knowledge of the place and management quality.
I am glad we have the five star Tiara hotels on our Ponta Bicuda resort; otherwise it would be impossible to guarantee a steady income. I just don’t comment on the way some do it!

Construction Update (8)

So its true! The grass is greener at Ponta Bicuda! As you can see ground work continues steadily and with a closer look, the terrain is really beginnning to take form.
In an attempt to really communicate construction progress we have asked our double-duty on- site Project Manager and photographer extraordinaire to take pictures from precisely the same spot everytime so that we can monitor progress more specifically.

I.M.F. on Cape Verde

Mr Takatoshi Kato, Deputy Managing Director of the IMF issued a Press Release regarding Cape Verde’s growing economy that we just don’t think you should miss:
"Cape Verde's impressive economic performance in recent years reflects both prudent macroeconomic management, and economic reforms. Good policies have catalyzed investments and export growth, especially in the tourism sector—breaking past dependence on aid and remittances—leading to robust growth and moderate inflation.”

World Trade Organization

Cape Verde is the 153rd member of the WTO. Considering the voting system of WTO, it's amazing that a such a small country as Cape Verde (400,000 inhabitants) retains the same amount of power as a big country like Indonesia with 110,000,000 inhabitants.

What was already streamlined is now even easier: Investment and business are the winners!
